What happens when you call.

Most families call us the week the letter comes. They want to know what it means and what they can still do. That is the whole call. Here is how it goes.

  1. You tell us the address.

    By phone or the form on this page. That is all we need to start. If a sale date is close, say so. We start the same day.

  2. We pull what the county shows.

    Who is on the deed. What is owed and to whom. Whether a lien is recorded. Whether a sale date is set, and when. What the house is worth. It takes a day, sometimes less.

  3. We go through your roads.

    Twenty minutes on the phone. You hear every road, what each one costs, and what the clock looks like. Pay and keep it. Ask the bank or the county for a plan. Sell before the date. Get help paying and stay. Open the estate first. Selling to us comes last.

  4. You pick. We help with that one.

    If the road is a payment plan, we tell you what to ask the county for. If the road is opening the estate, we help with the cost. If the road is a sale, we can be the buyer and close before the date. If you can pay and keep the house, we say so and get out of your way.

What we pull from the county

  • Who is on the deed, and whether that person is living.
  • What is owed in taxes, by year, with interest and penalties.
  • Whether the county has recorded a lien.
  • Whether a sale date is set, and the exact date.
  • For a foreclosure, the notice, the ad, and the amount the bank claims.
  • For an estate, whether anyone has filed at the probate court.

What we do not do

  • We do not charge a fee. Ever. We make our living when a family sells to us, and only then.
  • We do not give legal advice. When a road needs a lawyer, we say so.
  • We do not put pressure on a call. You hear the roads. You pick.
  • We do not ask you to sign anything on the phone. A sale closes at a closing attorney's office, like every Georgia house sale.
