In Georgia the bank does not need a judge to sell your house. It mails a notice, runs an ad for four weeks, and sells the house on the courthouse steps on the first Tuesday of the month. That is fast. It is also not the end. Up to the morning of the sale, you have roads. Here they are, side by side.
How the clock works
The notice
The bank must mail you a letter at least 30 days before the sale. It names the date.
The ad
The sale runs in the county paper for four weeks in a row. Anyone can read it. That is why your mailbox filled up.
The sale
First Tuesday of the month, at the courthouse, between 10 and 4. The house goes to the highest bidder. Often that is the bank itself.
After the sale
Georgia gives you no buy-back window after a foreclosure. Once the gavel falls, the house is gone. That is why the roads below matter before the date, not after.

Pay what you are behind, plus the bank's costs, before the sale. The bank calls this reinstating the loan. Ask them for the exact number in writing. If you can do this, do it. You keep the house, and we get out of your way.

A lower payment, a pause, or the missed months moved to the end of the loan. The bank does not offer this unless you ask. A free HUD housing counselor can ask with you, and they cost nothing.
Sell before the sale date.
If the house is worth more than you owe, selling before the date keeps that money in your pocket. An agent can list it if there is time. If there is not, a buyer who can close in days can. We are one of those buyers.

How many days do I have?
Count back from the first Tuesday of next month. If the ad has started running in the county paper, the sale is likely that Tuesday. Call the bank to confirm the date, and call us the same day.
Can the sale be stopped the week of?
Often, yes. Catching up on the loan, a signed sale, or a bankruptcy filing can each stop it. Each has a deadline the bank sets. The week of is tight. The day before is very tight. Call now, not Monday.
Will I owe money after a foreclosure?
In Georgia the bank can ask a court for the difference if the sale does not cover the loan. It does not always happen. It is one reason selling before the date can leave you in a better spot.
Do I have to move out the day of the sale?
No. After the sale the new owner has to go through the court to make you leave, and that takes weeks. But do not plan on that. Plan on the roads above.
Do you buy the house?
